Bothell and its neighborhoods
Bothell sits at the north end of Lake Washington, along the Sammamish River, and crosses the King and Snohomish County line. It became a city in 1909, and the 1992 Canyon Park annexation extended it into Snohomish County. That is why Bothell has several ZIP codes and more than one water and sewer provider.
We serve Canyon Park, North Creek, Downtown Bothell and Maywood and Beckstrom Hill, as well as the rest of the city. Water comes from Seattle Public Utilities, and four water districts serve parts of Bothell, so check who serves your address before you call about a bill.
Which ZIP codes we cover
Our shop is in 98012. We cover Bothell ZIP codes 98011, 98012, 98021 and 98041. The 98011 and 98041 codes are in King County and 98012 and 98021 are in Snohomish County. Kenmore, 98028, is next door and has its own page, Emergency Plumber Kenmore WA.
We also serve Woodinville, Lynnwood, Mill Creek and Mountlake Terrace. If your address is on the edge of the area, call and ask. We will tell you plainly.
Places in Bothell we know
Bothell has a historic core around the Park at Bothell Landing and the Bothell Historical Museum, with older homes near Downtown. Canyon Park and the area around Lakeside at Canyon Park are newer, with business parks and apartments. North Creek Forest and the North Creek corridor have newer subdivisions. UW Bothell and Cascadia College share a campus near SR 522 and I-405.
Those differences matter to a plumber, because Washington applies the Uniform Plumbing Code (UPC) under WAC 51-56 to every one of these buildings. Older streets mean older pipe, newer areas mean plastic drains and different water heater setups, and campus and business areas mean commercial plumbing with larger systems. Highways SR 527, SR 522 and SR 524 and I-405 cut through the city, and we plan routes accordingly.
Mixed utilities, mixed rules
Bothell is served by the City of Bothell water utility and by four water districts, so your water bill may come from a different office than your neighbor on the next street. The same is true for sewer, where the City of Bothell and Northshore Utility District each operate collection systems. The City of Bothell water page suggests checking who serves your site.
Call whoever sends your bill for questions about the meter or the public main. For the pipes on your property and everything inside your house, call us.
What to expect when you call from outside Bothell
The process is the same everywhere. We ask what is happening, tell you what to shut off and dispatch a plumber. You get a clear price before work starts. If the problem is on the public water or sewer main, we tell you to call the utility and we help you with the part that is yours.
See our services page for what we handle, or call if you are not sure.
Who to call for what
Plumbing problems sit on one of two sides of the property line. On the public side are the water main, the meter and the sewer main. The utility that serves your street handles those. On your side are the service line to the house, the lateral to the sewer connection and everything inside the building. That part is ours.
The City of Bothell says homeowners are responsible for all repairs beyond the water meter, including the service line to the home. Sewer works the same way. The City of Bothell or Northshore Utility District owns the public main, depending on the address, and both connect to the King County regional system.
Nearby towns we serve
Woodinville lies to the east, Lynnwood and Mountlake Terrace to the west and northwest and Mill Creek to the north. Kenmore sits two miles west of Bothell on the north shore of Lake Washington. Each town has its own utilities and its own permit office, so we check who issues permits for your address before a job that needs one.
If you are not sure whether we serve your street, call and ask. We would rather tell you plainly than send someone out of range.
